Selecting the right Sales Representitive is perhaps your most difficult and important decision to make. You want someone you can work with, someone who knows the local market and can interpret it to match your objectives. In addition you want a proffessional who can negotiate on your behalf and assist you with the numerous issues that come up during the selling and closing process.

Developing A Market Plan For Your Property

In selling your property our goal is to help you get the best possible price within a time frame that is both reasonable and somewhat predictable. We will develop with you a 3-step marketing plan that includes dressing up or staging your house for success, establishing a realistic listing price geared to market conditions and promoting your property both domestically and internationally using the Coldwell Banker network and other means. 

Staging Your Property

The old expression "you only have one chance to make a first impression" readily applies to the sale of real estate; scientific studies prove that buyers usually make up their minds within the first 15 seconds. Therefore, dressing up the property (sometimes referred to as staging) before the first potential buyer arrives will be critical to what you want to achieve. I will use my many years of decorating experience to help you apply the "wow" factor to the interior as well as improving those external features so important to curb appeal. In addition, I will show you how to improve the positive energy within your living space and this will enhance the opportunity for a quicker sale. Establishing The Right Price 

The objective is to get you the highest possible price for your property with the view of selling within a reasonably short period of time. Establishing a price that is too low can result in a quick sale but will leave you below your objective. If the price is too high it will not only drive away legitimate buyers but may delay the sale of your home by many months. The objective then is to identify the key features of your property (enhanced where possible through staging) and compare these with similar properties on the market.

As a real estate professional I have access to MLS data that can be used to establish a competitive market price; this is a process of comparing your property with similar property in the area - those that have sold, those that are presently listed on the market and those that have expired and not sold. We will also look at other recent MLS data to determine overall market activity and trends; this along with other published housing information will help us to fine-tune a proposed listing price on where we think the market is headed over the next few months.


Promoting Your Property

The final stage of the marketing plan  is to maximize the exposure of your property's characteristics to as many legitimate buyers as possible. We propose the following:

  • On a local basis we will arrange to have the listing placed on the MLS system and advertised in local newspapers and the real estate guide. In addition "weekend open houses" will be offered on a rotating basis with other properties.
  • It is estimated that as much as 80% of real estate business in Canada is initiated by internet contact. Your listing will appear on both the Coldwell Banker and my own website.
  • In addition to comprehensive and accurate listing information buyers are demanding lots of visual images of the interior and exterior features of the property; a combination of stills, slide and/or virtual tours will be used.
  • Many of our properties can be best promoted nationally and internationally through the Coldwell banker referral system - reaching 3,900 offices and 126,000 sales representatives in over 30 countries.
  • Southeastern New Brunswick still offers excellent property value at well-below market levels. Whether the buyer is a Maritimer returning home or a European seeking a good investment property, internet display and search engine priority is critical for successful exposure.
